Leely2 - Good for you! I LOVED the Anne Frank House. It was a very moving experience -- unexpectedly so.

Last year for our Oct trip to Amsterdam I bid on Priceline, Museum Quarter and won the NH Amsterdam Centre for around $72 (US) per night. It was modern, comfortable, very clean and within walking or tram to most of the sights. It's gotten good reviews on Tripadvisor.

Oh, forgot to speak to one of your requests. It was easy to get to by taking the tram. A straight shot to the hotel. We had a room with a canal view, not the main canal that you see in all the postcards, though. Let's face it, there are many canal views in Amsterdam.

We stayed at the Brouwer 3 nights and really liked it. I would definitely recommend it!

The Hotel Brouwer is a good choice. We walked from the train station in the summer, and it was just fine. The breakfast was included and just enough. There is a small elevator which is very small but does the job. Computer use is free. Can't go wrong for about 100 euros.

If you read through you will see that Tony chose a B&B in the RLD in the end. I think he may even be there right now.
