Our trip Dec 16/Jan 17
We are planning on spending Christmas 2016 in NYC with our daughter. Our son, DIL, and two grand-children will be coming too. We are planning three days in San Francisco on the way, a week or so in NYC, two or three days in Washington DC and a week at Disney World in Orlando. We will arrive in San Francisco on 20th Dec 16. Leave from Orlando around 12th Jan 17.
Looking for accommodation recommendations in all the places mentioned, especially VRBO or AirBNB.
In NYC DH and I will be staying with our daughter in Harlem, but son and family will need accommodation not too far away.

Well i NYC short-term sublets - including VRBO and Air BnB are illegal and the city is currently cracking down on this with fines that can be huge - up to $10K - to landlords that are allowing it. The only thing that is legal is the owner of a single family home renting out a room - but there are very few of these in Manhattan.
You don't say how many son and family are/how many beds they will need. I would start looking as soon as you have dates for a hotel with suite. You might consider the Beacon on hte upper west side, which has one 2 bed/bath suites as well as some one-bedrooms options. Also the Affinia group has a number of hotels with suites - but really all in midtown so not very near your daughter.

I looked at a map of NYC and this place I think is closer than Radio City Apartments www.milburnhotel.com. I stay at this hotel with my mom, sister and small cousin as we needed something last minute and Radio City Apartments was sold out. We got a two room suite. The bedroom had two double or queen beds and the livingroom had a pull out sofa. We also got a small little kitchenette area with a decent breakfast included. The subway wasn't that far away. My only compliant was the hallway to the room smelled like cigarette smoke but it was a non smoking hotel. The rooms where very clean and no strange smells so we didn't know where it was coming from. We also only stayed for a weekend. If this was the only place I could get again, I wouldn't mind it.

It could be too far out. I just know I needed a room for late August and was booking in early July and the places I bookmarked were all sold out. Throw it on the list and keep checking along with any other places that might seem suitable. I am sure you will find something.

The Staybridge Suites is one block over to 7th Ave. and a few blocks south of 49th.
But I think you need to confirm an address on Adam Clayton Powell, Jr. Boulevard. Is she in Harlem? If so, that's about 100 blocks further north.
Confirm the address and/or cross streets. There's not much to choose from in (legal) options in Harlem. You will probably need to stay elsewhere and take public transportation to 149th and Adam Clayton Powell Blvd/ 7th St.

The Aloft has availability. It's one Avenue over and 25 blocks south. The rate is 459 USD.
Do you want to stay that far north for a week? Why not stay in a different area than where your DD lives and explore the city and let her visit further south?

Check booking.com for "Richard's Place" in Harlem. 1 queen and 1 sofa bed in the apartment, but you could easily get an air mattress at Target for $39. Free cancellation until 10 days before arrival, so you could continue to look at other ideas.

Starrs DH and I are going to stay with DD, our son, DIL and two grandchildren will be staying somewhere else, we were hoping to get something close to DD. You are exactly right I was 100 blocks out, their address is 149th St, not 49th St. I think the area is called Hamilton Heights.

There are very few lodging options in Harlem.
One option is to stay at the Hotel Newton and take the 3 train. That's an 11 minute trip and very easy. The Newton isn't fancy but is in a GREAT neighborhood. It's where I would stay.

Adam Clayton Blvd is in Harlem and it sounds like your daughter is on 147th St - not 47th (which would be midtown - nowhere near Harlem).
The Aloft hotel is one of the very few in Harlem - although it is about a mile south from where your daughter apparently lives.
I would call the Newton to check their status for your specific dates. I know Nov and Dec show sold out - but so does Jan '17, which seems very odd - can't think why that should be so. So this may be a function of the web site.
This is a reliable budget property in a mid/upscale neighborhood right on the same block as the subway - so easy to get to almost anywhere in the city.
