Royal Kona, Big Island?

I'd like some feedback on the Royal Kona Resort, especially condition of the rooms. On the Preview travel site, the ratings range from great to terrible, so they aren't much help. I'm not interested in the food, just rooms and facilities.

For the price, you can't beat the place. I've stayed there several times, even back to the days when it was a Hilton. It's right on the edge of town, and you can walk to the Hard Rock Cafe, shops, restaurants, etc. The rooms are comfortable but haven't been renovated in a really long time. They keep them pretty clean but the decor is kinda dated. Still, an ocean view room at this place is a pretty good buy for $99 a night. You could pay more to stay at King Kamehameha in town, but the facilities are generally about the same. You could also pay more to stay at the Kona Surf (way out of town) or a LOT more to stay at the Keauhou Beach (also out of town but totally renovated). It really depends on your price range.

Another News Flash, updating my earlier message...the Kona Surf Resort will be closing its doors on July 1, 2000. So that hotel is no longer a low-price option in the Kona area.

A question about the Kona Surf. I stayed there last January because it was affiliated with the Kona Country Club golf course and guests got reduced rates. Does anyone know if KCC is going to affiliate with any other hotel? And why is Kona Surf closing?

We stayed a night at the Royal Kona on our honeymoon. The rooms were spacious and clean all with lanais. For the area you can't beat the price. The hotel has a little cocktail lounge that overlooks the bay. It was within convenient walking distance to shops and restaurants. I would stay there again.
