We stayed at the CLM a couple summers ago. Its website is very accurate with photos of every room.
It's in the middle of a residential neighborhood. Close to the commercial area though.
Food was good, people very friendly.
We're not really B&B type people, but we enjoyed our stay there.

We stayed at the Captain Lord Mansion two years ago and thought it was great. A little larger than some B&Bs but the rooms were very nice, beautiful antiques, convenient location, friendly staff, and a great breakfast. We've recommended it to friends and family.

I agree with Audrey, but I'll also make some suggestions.
While they will certainly treat you right at the White Barn, it's not on the water. I grew up a short distance from Kennebunkport and I spent several weekends there last year after a 15 year hiatis. The attraction/fun is the "downtown" Kennebunkport area on the river.
I would suggest 1) Yatchtsman Lodge & Manor; 2) Haborwatch Inn.
Yatchman's has some packages that include dinner at the White Barn. They are on the water; walking distance to many shops and restaurants and have great views!
White Barn might be a good choice in the summer season as it is quieter there and they have a pool, but a view is veryimportant to me.
Have fun...bring warm clothes!
