The Brookline location will be more convenient for easy transportation into Boston, and you are near shops and good restaurants as well. You're on the Green Line C line which is above ground in Brookline on Beacon Street and goes underground just before the Kenmore Square stop.
The other two locations are further from transportation and restaurants.

Newport has a TON of B&Bs, which can be more reasonable during the week, fyi. In Providence, there is a WaterFire scheduled for Aug. 10, where fires are lit on the rivers through the downtown, and it seems like half the state comes out to stroll, listen to music, watch the street performers. One of the greatest romantic free events ever.
