The Comfort Inn has clean rooms, good customer service, and breakfast.
There are many other motels strung out along Highway 34. and I suppose most of them have clean rooms. Perhaps you should select a restaurant at which you want to eat and book a room near it.

I would think that "dirty" accommodations in Estes wouldn't be in busy very long, given the incredible lodging competition. And just about anywhere in town is walkable to restaurants, unless you are staying along highway 34, nearer the Fall River entrance.
There are a lot of the chains and private motels, and some great condos and cabins, etc., along the river.

We just stayed at Alpine Trail Ridge Inn. It is sort of an old mom and pop motel, but spotless. The staff are incredibly helpful with hiking recommendations and very knowledgeable about the park. There is a restaurant next door and one across the road, as well as a market with great sandwiches made to order.
