Hawaii - Big Island Properties. Mauna Kea versus Waikoloa?

Hawaii - Big Island Properties. Mauna Kea versus Waikoloa?
I’m looking at properties on this website per a recommendation from a friend - southKohala.com .
I’m also looking at a VRBO listing (VRBO.com/2435397) called Villa de Aloha at Kolea Villa Big Island Hawaii.
The reviews say this VRBO property is located in building 15 of that resort. I’m unsure but is this the same resort as Waikoloa would be on the Southkohala.com website?
I see a listing named Halii Kai at Waikoloa 19H and this looks great for our family. It’s similarly priced to the VRBO listing as well.
I’m also just trying to get a sense of Mauna Kea versus Waikoloa.
Anyone with knowledge of these properties that can weigh in? I’ve never been to the big island before and can’t really figure out pros and cons.
