Which Tuscan villa for 4 couples?

We are considering these villas for a week's stay in Tuscany and want to use one of them as homebase for going to Assisi, Orvieto, possibly Florence, Pienza, etc:

Fattoria Casa Sola (Barberino Val d' Elsa), Casa Del Neri (Piazze or Camporsevoli), Villa (Podere) Fallerini (Cetona), Podere il Perugine (Citta Della Pieve), Il Piave (Monticchiello). Has anyone stayed at these villas? Looking for feedback to make a decision! Thanks so much for all your help on travel talk.

My wife and I are staying in La Rimbecca in May for the second time with three other couples. We love this villa. The villa is in Greve in Chianti.

My family and I are staying in one of the properties managed by la bella toscana (www.labellatoscana.net). They were incredibly nice and helpful, and the prices are great. Also, they have properties all over Tuscany. We are staying near SanGimigniano, so that everything is only 1hr away.

As always, location is the key. If you truly want to see Assisi and Orvieto--and why not--then I like the Cetona location. They would be 2 hours from most Chianti locations.
