Paris 11th Arr. Desirable?

My daughter and grandson will be in Paris for his 18th birthday trip, looking at an apartment in the 11th. D prefers morning coffee, afternoon wine on a terrace as opposed to a hotel. Location wise, does this seem a good choice for walking to the Marais? this is not their first time to Paris but D’s not familiar with the 11th.

The Marais is a neighborhood, but the 11th is not. So the walk could be from 15 to 30 minutes, depending on the specific location.

Ditto. The 11th is pretty large - where more exactly is the flat?

11th is full of great restaurants and wine bars and pretty hip these days. I think your daughter and 18 year old would like it. Also nice to take a walk along the canal St Martin and the upper marais is very close.

The flat is located on rue de Charonne.
