It is indeed in mid to late September.
The Bavarians found out years ago that more people show up if the weather is still fairly warm. And hotel prices go up during that time because the demand for rooms is very high.
I will be there on the 19th and 20th, and I had to go ahead and book a room or run the risk of not having one where I wanted it.
Fortunately, two of the hotel staff members consider me a regular guest, and the one I talked to recognized my voice as soon as I spoke.
As a result I got my "regular room", which is quite large and confortable.

The last 2 years that I know of the Oktoberfest has lasted through 2 October, with revelers departing Munchen on that day. I would not recommend Oktoberfest, the crowds were rude and unruly and, unless, you like getting pushed and shoved all around in public venues, would avoid it altogether. There are far more interesting places and people to see elsewhere.
