Looking for accommodations in Tuscany

Hello,
We are heading to Italy next summer and I am trying to secure our accommodations. I am looking for a place in Tuscany. Not set on a certain area but do love Pienza and Val d' Orcia area. We would like an apartment /Villa/Farmhouse that can sleep 4, 2 or 3 bedrooms. Would be perfect if it they offered breakfast and dinner. Hoping for a pool and AC is probably a dream. Envisioning morning coffee outside while enjoying the breath taking view. Heading out on an adventure and returning for an afternoon swim followed by happy hour and dinner at the property. Kids are teens, husband is a big wine guy and I am just happy to be going! Traveling mid June.

We've spent many months in the "heart" of the Val d'Orcia in San Quirico. Our closest friends had an apt there for 8 years, and we mooched off of them quite often. They eventually sold it - but we've been back to San Quirico for two 2-week trips in another apt in San Quirico. No pool and no breakfasts or dinners served. But why would you want that if you are in a village with perhaps 10 different restaurants & several pizza places, and a grocery, meat market, wine shops, cheese stores, cafes, etc within a 5 min walk??

I have no financial connection or any other connection to the owners of this property - except that we love the property and the village. Our "closest" friends rented it after they sold their apt and wanted to return to San Quirico. They told us about it. We have "guided" two other friends of ours to the apt and they lived it. Most recently this past June with grandma & grandpa, daughter & husband, and 2 year old daughter. They had a ball!!! Daughter of of the owners of our favorite restaurant in town, "bonded" with the 2 YO and played in the park across the square with her while parents & grandparents had lunch at their restaurant.

My husband and I stayed at La Bruciata just outside Montepulciano last year. It is a small agriturismo run by Laura and her mother. The breakfast is wonderful with lots of fresh items, most of which were grown on the family farm. Included with your weekly stay is a fabulous welcome dinner. It was so good, that we had dinner there three times, you just let Laura know that morning that you’d like to dine there that evening.

Unfortunately our weather was unseasonably cold for early September so we weren’t able to use the beautiful pool. Laura brought by aperitifs and snacks on Friday afternoon, a nice surprise.

I believe there are 4 or 5 apartments, one of which has 2 bedrooms. Highly recommend this place!
