In Bellagio, check out Residence L'ulivo. It is apartments on the grounds of the Grand Hotel Villa Serbelloni, a 5* hotel. Staying in the apartments at the Residence is very reasonable, the apartments are lovely and you have full run of the Grand Hotel. IMO it is one of the best deals around.

I would only look at towns that are served by the mid-lake ferry service or, at a minimum, are a stop on the ferry route between Como and Colico

And staying in some towns would be inconvenient for getting to Malpensa unless you're using a car service. So, decide how you want to get to the airport before you pick a town/hotel.

We spent five nights just outside of Bellagio in 2011 and did a Day Trip to Switzerland one day. Are you driving? You may want to check out this link https://www.facebook.com/media/set/?...8553925&type=3
It really wasn't a bad drive to MPX from there. I forget which town we took the ferry to in order to drive into Switzerland, you may want to choose your Lake Como location based on the ease of getting there (you won't need your car to get around once there) and getting to the airport to leave.

Il Perlo has wonderful views, but I wouldn't choose it unless I had a car. I would guess it's at least a half mile from the center of Bellagio, and most of the walk to town would be on streets without walkways. There is bus service, but I don't know the frequency or cost. There are no restaurants in the area of Il Perlo.
Closer to town and the ferry dock is Nuovo Miralago (which also has 2 apartments).

Here's an excerpt from a review of those Villa Serb accommodations. I'd read ALL the reviews first, however:

Have you checked hotels in BOTH Menaggio and Varenna?

The Metropole is in the center of Bellagio, right on the lake, which in August will be both a good and a bad thing. It will be extremely busy/crowded in the area (esp. if you're there over a weekend), but the hotel is steps away from the ferry dock, restaurants and shopping. If you can handle the crowds, the location provides very easy ingress and egress and overall convenience for a short visit to the area. I haven't stayed at this hotel, so I don't know if it has A/C. That would be a deal-breaker for me in August.

Menaggio has sea kayak rentals, and the water is clean enough for swimming ( so we were advised, and we haven't suffered any adverse consequences from our swimming there. We took the ferry over from Varenna, where we spent three nights with our daughters. Albergo Milano has some apartment-style family rooms that sleep four. There are some nice hikes from town, one up to the short little river, and one up to the old castle and falconry demonstration. That and the sea kayaking should be plenty to fill the one full day you will have there. The gelateria on the lakefront makes the best gelato we found in our two weeks in Italy.
Transport from Varenna to Milan is very easy, just a one-hour train ride and you're at Milano Centrale.

We stayed there in May and found none of the above to be correct except for the wi-fi charge.
1. We were treated extremely well with courtesy the same as other guests at the GH. Speaking with other guests at the apartments, I got the impression that our experience with service was typical, not an exception.
2. It is neither above the Gym nor parking facility, rather it is set back from those.
3. It was very quiet, I don't even know where crashing noises would come from.
4. Wi-fi although not free was nominal in cost and worked well.
We found it a wonderful deal with no negatives at all and enjoyed our stay at the "Villa Serb" immensely.
I will have more detail and photos soon in my ongoing TR the title of which ends in La Dolce Vita on the semi cheap in Bellagio
