why don't you try a hotel. Most hotels provide a good continental breakfast. Look into the Minotel website. specifically in Rome, try Hotel Georgi. It costs probably less than L300,000 a night. It is clean and near Termini train station and their subway. Also in the vicinity are several bus stops to various destination in the city. There is an express bus to the Vatican -Bus 40 express. The bus ticket good for a day is L6,000 or less than $2 - good for the subway (they call it Metropolitan) and the bus. Spanish Steps is only 3 stops from the Termini.

For Milan, book early. I've just come back from a short break, and it was very difficult to find a hotel, in any price range.

Would you try a convent in Rome? We have booked 2 nights in one in the Vatican city. $35 AUS dollars each a night (not much in $US).They do have a curfew but... www.romeguide.com
We have a triple room with private bathroom.
