My go-to hotel in Florence for years was the Atlantic Palace, and I will stay there again. 2nd next go-to is the Botticelli. Both meet your criteria. I stayed at the Paris this past March, and it was a big disappointment, not the least because of the odor of sewer gas emanating from the bathroom. I also like the Pendini, which is right in the thick of things.

It turns out the Botticelli is booked for our dates. I like Pendini and it's about a block away from the Davanzati and I prefer that location.

Hello everyone. I guess "lobby" wasn't the right term for what I was trying to describe. I really meant reception area and dining room as opposed to a B&B where you are in someone's home or an apartment with no reception area. I think we are satisfied with Hotel Davanzati at this point. Thanks again.

FWIW, the Tourist House Ghiberti doesn't fit that description. I still highly recommend it, just not for you and your traveling companion.
If your itinerary allows, visit the Palazzo Davanzati which is practically next door to the hotel. It's one of the lesser-known but interesting sights in Florence. We enjoyed seeing how a prosperous merchant-class family lived, and there is a wonderful lace exhibit which was a real bonus for me.
