I'm thinking of staying at the Africa House Hotel which is very new on Zanzibar, http://www.theafricahouse-zanzibar.com/
I've not heard of the Coffee House Hotel though.

I've ducked into Africa House while walking around Stone Town. They have a nice terrace/bar and a busy weekend disco (according to my guide.) I guess they're now renting rooms. I would ask about the disco and its noise, if you decide to book there.

The Coffee house is great. I stayed there last January and will stay there again in a couple of weeks.
Its hard to describe the location but it's past Emerson and Green and near the Darajani Market on a narrow walk way (no cars).
It was small when I stayed there, they had just 4 rooms ready. On the ground floor was a coffee shop-you could small fresh coffee being grinded. The rooms where nice and well decorated. They also have a roof top seating area (enclosed), with beautiful cushions and stained glass windows. My friends and I spent quite a few hours up there watching the sunset and drinking beers.
And the staff were great, Illa the manager is incredibly helpful.
I would definitely recommend staying there.
