Portland- recommendations for hotel/airbnb/vrbo
Hi, my family of 2 adults and 2 teenagers are seeking recommendations for a place to stay in Portland Oregon for 4 nights in September 2017, somewhere central and within walking distance of cafes etc, somewhere not necessitating a car, costing between $200-300 a night. Don't mind if it's hotel, vrbo or airbnb. Can anyone recommend a place? TIA

It is about 2 blocks south of Powell's World of Books.
The TriMet light rail, bus and trolley system is a real bargain ($2.50 single ride or $5 for all day per person).
The east end of the red line is right outside baggage claim at PDX.

If VRBO or AirBnB, do a search of close-in "neighborhoods" like Nob Hill, Pearl District, or Goose Hollow in addition to "Downtown". Any of those would put you within walking distance of cafes, brewpubs, shopping, etc., and not require a car. They're also all served by MAX and/or the streetcar.
Neighborhoods you'd also likely enjoy include Alberta Arts District, Hawthorne, Irvington, Hollywood, Boise, and Mississippi, but you'd generally need to hop on a bus from any of them to get into the downtown core.
With teens, I'm thinking you'll probably want at lease two bedrooms, which I doubt you'll find within your budget in a downtown hotel. But if you're okay with a one-bedroom "suite", check Inn at Northrup Station, Embassy Suites (downtown), or Residence Inn (either Pearl District or Waterfront).
That all said, if you're first time visitors, you should plan to at least see the Columbia River gorge, including possibly Mt. Hood, and maybe a day trip to the north Oregon coast 90 minutes away. You'd want/need a car for any of those though.

Chrystal Hotel would be my choice, although I'm not actually sure you could do 4 people in one room. You'd have to get two rooms.(Depending on when in September, Airbnb might be your best option budget wise- that's still partly high season and 200 is on the low end).

We stayed at Inn at Northrup Station... excellent suites with mini kitchen and plenty of room... breakfast room, right on streetcar route and just 2 blocks from great dining, shopping,and hip area plus free parking. check website... it's a winner...

I visit Portland a few times a year and I stay at Residence Inn Pearl District. Nothing unique but it's a solid bet. Make sure to get a room away from the train station as it does have a constant noise, getting louder at times. Not like trains just coming and going but, noise that lasts a long time.
I am able to walk to food and shopping. Tram is a 5 minute walk but I usually use Uber which is quick and plentiful there. I think I pay around $300 for 2BR 2 BA suite. The staff is very friendly.

Thanks so much for your advice, I will check them all out. Definitely prefer to have at least one bedroom, kids will be 12 & 15.
My hubby has been to Portland on business and insisted that we all visit when we come to the US.
We plan to have 9 days in Oregon, starting by flying into Portland and staying 4 nights, then hiring a car and doing a loop down the coast and around back via Bend. I'm really unsure where to make our stops, perhaps Cannon Beach, Yachats, Bend. I know that by doing this, we will miss Mt Hood and Columbia River area- unless we do a day trip from Portland.
Any ideas most welcome.

I love the Hawthorne neighborhood. Lots of food, shops, cafes, grocery stores, within walking distance. There's a bus that takes you downtown. There are many 3 br within a few blocks of Hawthorne for around 250 (will be close to $300/night after cleaning fee and taxes, etc.)

September is a beautiful time here, so you planned well for that
With 9 nights, I would cut Portland down to 2 or 3 nights, unless you have a specific reason for 4 nights. Your ideas about where to go are good. Head over to Cannon Beach for 2 nights, then Newport or Yachts for 2 nights, then Bend for 2 nights, and then up to Hood River for a night, then back to Portland. That way you can easily incorporate the gorge without backtracking, plus the drive from Bend to the gorge is beautiful.
