tripadvisor lists a number of well-reviewed places, all roughly in the area of Old Town. What sort of things are you looking for and what is your budget?
Use the map locator on tripadvisor and you'll see 3 B&Bs out on Marblehead Neck - they won't be within walking distance of anything but you'll have great views in a very nice area. The rest of the places are, for the most part, clustered near enough or IN Old Town, allowing you to walk around the shops and cafes. Be aware that the #1 ranked place may be quite nice, but it's not near anything except it's own natural (and apparently nice) pond setting.

(Yike, I can't believe I put the apostrophe in "its"!!)
PS: Whether you stay out on Marblehead Neck or not, be sure to drive out there, stop and wander the rocks in "Hovey Park" or whatever they call the tip of it, where there's a light tower, etc.)

Some Americans aren't put off by brusque, and/or they want to give someone a break. Besides, Mabblehead just isn't so large that it's an overwhelmingly large question. A completely different thing if someone had posted "new york. hotels, inns."
