I think the confusion about the hotel location and Broadway is that Broadway is a mjaor road runhing the entire length of Manhattan - south to north.

And almost anyplace on the island (except for the far east side) is within a 5/10 minute walk of SOMEWHERE on Broadway. But the theater district is miles from your hotel.
