WOW, you have all provided some great insight. We definitely have a lot to think about. I take your comments very seriously and will look into the various websites and issues (insurance, hurricanes...)

Also, we can go higher in price range if we sell our vacation home. If that is necessary, we could purchase up to 1mm. But we would prefer not to sell it.

George is right about Topsail.Its a buyers market down here now and you can pretty much set your price.
