Our B&B is in the unincorporated section - just a few blocks north of incorporated Carmel. It is a 2 story SFR not attached to any other structure.

Patty. Are you Patty H. who is a friend of Georgia M. from WF? If so - the B&B is on Alta Ave, just around the corner from your home.

Stu Dudley.

Stu,
No although I'm not far from Alta. I don't think an airbnb on Alta would be permitted as there's still no permitting procedure except in the inland zone (i.e. Carmel Valley) currently. It's looking like when the county finalizes the ordinance (however much longer that may take) it's going to be easier to get a permit if you only rent 3 times per year. It's also looking like Highlands and Big Sur will have more restrictions.

Our PG rental is for 30 days and looking forward to settling in and enjoying everything the area has to offer. We’ve done several 10 day stays there in past years but this will be our longest visit. We both can hardly wait as this is our first trip since January 2020.

"Stony Cottage" is displayed Front & Center on AirB&B's web site when you search for a place to stay in Carmel. There were many leftover condiments (sugar, tea, etc) from prior guests - so I assume the B&B has been available for quite a while. The proprietor does not live close by. Maybe he knows someone, or policing is lax in Carmel.

Stu, the Stoney Cottage in Carmel looks just perfect. Lucky you!

Monterey County responds if someone complains. The City of Carmel will go through airbnb/VRBO listings.

Stu - I'm not saying your rental was (is) legal or illegal . . . BUT being featured on airbnb is absolutely no proof at all. Of anything. They have flaunted the rules/regulations just about everywhere. Paris, Amsterdam, Manhattan you name it. They continued listing obviously illegal properties for months/years after being put on notice. Their sleazy practices and over saturation are a major reason STRs are being limited/outlawed in countless places.

I agree. It just seems like AirB&B & the proprietor are taking advantage of some weak enforcements in such a popular destination like Carmel.

Weak enforcement and in many places weak penalties.

Patty Sep 21st, 2021 09:11 AM

I think the highest penalty the city levied was $25,000 https://www.montereycountyweekly.com...708cd590e.html

Jean Sep 21st, 2021 10:41 AM

It's unclear how the original penalty was calculated, but the negotiated penalty was great reduced for (at least) 4 years of violations.

Peanuts if a property is hauling in $100,000+ a year.
