Yes, you can legally rent a room in an apartment as long as the owner/leaseholder is present in the apartment while you are there. If the owner/leaseholder isn't staying in the apartment at the same time, then it's illegal.

To be clear - this specific situation is not against the law in New York.
It may be a violation of the tenant/landlord lease and would almost certainly be a violation of the lease if the building is a co-op or condo. Our co-op ended up evicting an owner who sublet repeatedly without advance permission and board approval.

On another travel board this company has been mentioned as one that vets its rentals to meet the requirements of the law (not the lease, as nytraveler points out is different)

Ok, so I've greatly revised my budget and expectations and have decided that I'd like to stay in 2 locations. I'm thinking 1 week at The Beacon hotel and 1 week at Affinia Shelburne. I'm wondering which order I should stay in them..... Perhaps leave the nicest til last? I'm guessing that would be the Beacon? I would greatly love to stay in the Village, but can't really find a place that is comparable to the Affinia.

Actually, I would generally rank the Shelburne above the Beacon, but that's a personal preference.
There are almost no hotels in the Village, which is why you don't find anything comparable there. The Washington Square Hotel is really the only choice there, though there are places on the Lower East Side.

Have you looked at Park South Hotel?
More than $200 a night but sometime you can find a discount code online or get a discount from Expedia if you download their app.
The Beacon is in a good location because you can cut across Central Park at the 86th St. Transverse and come out at the Met on 5th Ave.
There are also many cafes, food stores around and a Subway stop.
The rooms are tiny, however, but do have microwaves.

March is still late winter/very early spring. Temps are likely to be chilly - and snow is perfectly possible. You may get days when biking in the park is pleasant - but be ware grass will be brown and crunchy, trees are leafless and it's too soon for flowers.
(And there is no way I would bike outside the Park.)

i am currently at the affinia shelburne. our room is very comfortable, the bed very comfortable and the location terrific.
the lobby is a bit dark and shabby but if you overlook this then it is a good choice.
i would recommend and i would definately stay here again
