Oh my, I have two of Dena Wenmohs' paintings in my home! How cool is that.
I would pick Austin over NB but then again, March is very busy in Austin. You would probably want to avoid South by Southwest week.

cd, south by southwest is a music and film festival that takes over Austin in March:

Some of my friends rent out their houses and leave town because it is lucrative to do so.
As far as the New Braunfels properties, I am not familiar with the property on the Guadalupe River but the area adjacent is not upscale. It's a neighborhood that is sort of mixed, you have some old run down homes where poor people live and some have been bought and fixed up. It is close to the library and Schlitterbahn (but Schlitterbahn will not likely be open). I know there has been some new construction by the river so I will go check it out this week. Let me know if you decide against NB and I will not go.
One thing to keep in mind is that currently the Guad. River is at an extremely low point. A lot can happen before next March but you don't have that problem with the Comal because it's spring fed.

We are still leaning toward New Braunfels in the Waterwheel Resort. The rentals all look well taken care of and with heated pool and hot tubs it is impressive. I have a lot of requests that have not answered me yet.

Follow_your_bliss, Thank you so much for offering to do that, it is so appreciated! The Waterwheel Resort seems to be only rentals, no residents, and managed by Real Estate Companies, and on the Guadalupe River. Another condo complex is River Run on Comel River. I think I have one in Treehouse Resort also.

South by Southwest is the 8th through the 18th of March in 2012. It becomes very difficult to find rooms at reasonable rates in Austin during this major event.

Just an update and I am so excited! We decided to stay in Hill Country a month but it has to be Mid March to Mid April and it was a problem to find what we wanted with those dates in the location we wanted. We wanted 2bed 2baths in the center of Hill Country with a river view and balconey or patio. FOUND it and put down a deposit in Gruene! If anyone is interested in looking at it: VRBO.com #358384

I LOVE GRUENE!!!
I didn't mention it because I was afraid it would be too small for you (the town) but it would be my first choice.
I'm sure you know about the Gruene Dance Hall but be sure to check their schedule for performers when you are there.
