Definitely copnstruction either at the hotel or on the street

Laundry facilities

Proximity to public transportation

Some way of requesting not to be in a room near one booked with children or babies(the noise factor)

Do the windows open

By public transportation. By safety of the area. And if in Europe, if there is an elevator.

Then to narrow it down, if there is a restaurant in the hotel and several around.

Depends on the purpose of the trip - maybe if there is a nice pool. Or a casino. Or how close the beach is.
