Hi atlantan, personally I have not even heard of these hotels so I can't comment. Have you gone onto TripAdvisor to see if there are any reviews?

Location-wise they are both fine, on bus lines, close to BART and restaurants. Have not stayed at any as I live here.

LoveItaly gave you a good advice to check with TripAdvisor.

A few years back my nephew and his girlfriend stayed at San Remo in North Beach (he was around 22 at the time). I remember his budget was tight but he thought the rooms were funky and fine.
Not sure of your age or your needs but you may want to look at their website. The rates are in your neighborhood.
One of my favorite hotels is Hotel Boheme in North Beach -- check it out. Rooms are $174 and up though.

thanks for the tips, i think we are going to book union square plaza, better reviews on tripadvisor, there was a note from the mgr of spaulding that said 70% of rooms have been upgraded but with our luck we would be in one of the 30% rooms!!!

We just spent two nights at the Hotel Triton (at the gate to China Town near Union Square) for $104 per night. Found the price on Expedia, but Kimpton reservation line matched it directly.
