Newport B&B near Marriott and Shops

My husband has a conference in October in Newport at the Marriott. I will be going with him, but we both want to stay at a B&B rather than the Marriott.

Looking for something sort of midway to the hotel and shops, as he will be walking to the conference, and I will be walking to the shops (lucky me!) We also want to be in close proximity (walking distance) to restaurants at night.

Poked around and read lots. We like:

Hydrangea House (although some not so great remarks on tripadvisor)
Francis Malbone
Adele Turner
Sarah Kendall (can't find anything on this other than their web site - anyone stayed here??)

Which would be the best bet? Our budget is $200 - $300, but would like to stay under $250 if possible.
