Union Station Hotel is longish walking distance to the "heart" of downtown. It's in a renovated, historic-preserved train station and has a magnificent lobby. Even though it's not in the "heart" of the downtown restaurants, shops, honky tonks, etc., it's a very short and cheap Uber ride away if you don't want to walk it or the weather isn't good. It is close to the Frist Museum, which is in the main downtown renovated old U.S. Post Office and which itself is worth a visit (there's a decent cafe in the museum, too).

I wouldn't hesitate at all to walk from Union Station to the tourist core downtown. It's a straight, easy shot down a sidewalked main thoroughfare, probably a ten-minute walk or less to the intersection of 2nd & Broadway. I live here so I haven't stayed there, but it's one of the nicer hotels in town.
