My DD and SIL who are musicians, have moved to New York recently. They do not have regular income but having just finished a 5 month gig on a cruise ship did have a reasonable bank balance. They did use a broker, and managed to get a place by paying 6 months rent up front. I don't think they would have succeeded if they hadn't done this.
