Merced/Los Banos Homes??

Somebody please explain to me why homes are much more larger (nice) for the money in Los Banos, Merced county, when looking at the pictures, they are in nice areas???

At the risk of offending folks who live in Los Banos, In my opinion it is but it is not a great place to live.

It is HOT in the summer. It is a 2 hour drive to San Jose in moderate traffic. It is in the middle of the Central Valley and alot of migrant workers. There is nothing around the area. You get more size for your money because a lot of people don't want to live there.

Are you new to real estate? Location, location, location...always the answer.

Maybe I should learn "grammer" check.

My post should read:

"In my opinion it is not a great place to live."

During the summer, the temperatures throughout the Central Valley regularly top 100 degrees. The sun beats down incessantly, and the air is bone dry. It is a desert-type climate, and for comfort, you are forced to spend your days inside air-conditioned buildings. Los Banos, in particular, is in the middle of dairy farms and cattle-grazing lands, and their odor fills in the air on breezy days.

There are many nice new housing developments in Los Banos, but the jobs are all a couple hours away in San Jose. A horrible morning or evening commute! Many young families live in Los Banos because it is one of the few places in California where they can afford to own a home.

I'm sorry but doesn't that mean "bathroom"?

J_Correa Jun 27th, 2006 03:45 PM

Others have pretty much summed it up. It used to be just a stop off on I5 in the middle of miles and miles of agricultural land, but in recent years homes are being built out there. There isn't much in the way of employment in the area so people make very long commutes to work. There isn't a lot to to do in Los Banos, although some infrastructure is being built - strip malls, schools, and so on to keep up with the growth.

Los Banos, in this case means The Baths.

I also don't want to offend anyone, but we drove through this area on the way to Yosemite. It was sooo hot. And sorta in the middle of nowhere.

We were unimpressed with Merced, too. We had reservations here for one night, and when we saw the place, decided to just continue on to Yosemite. Luckily, our Yosemite hotel had availability for that evening and we were able to cancel our Merced hotel. Merced has seen better days, and there is a major correctional facility there.

It has such a nice sounding name, and I always think of the beautiful Merced River when I hear the name...

"Los Banos-Gateway to Fresno"!

Would you be commuting somewhere? Gas prices could be a deal killer.

janisj Jun 27th, 2006 05:25 PM

OK - i'm confused. First you post you want to move to Torrance/El Segundo, then San Jose, and now Los Banos of all places. It sounds like you are just throwing darts at a map of CA.

The first thing you need to do is FIND A JOB out here. Only then can you even begin to look for a town to live in . . . . . .

TravelTess Jun 27th, 2006 05:42 PM

Kal - gateway to Fresno? Then, they could move in with Sirahgirl. Janisj - I think somebody needs to tell this person that she needs to stay in PA, she can't afford CA and continue the same lifestyle. Sad but true. Wait until the balloon bursts and then maybe, just maybe....

janisj Jun 27th, 2006 05:53 PM

TravelTess: I think folks have been trying to tell her - over 5 or 6 threads. Buty some folks are just stubborn.

kathudson: Many people out here (but not all by a long shot) have the type of life style you seem to be dreaming about. But they don't manage it by moving in from a low cost area and all of a sudden find paradise (even in the town of Paradise). For a family starting at the bottom of the property ladder - it is a very long climb indeed.

And places like Los Banos are cheaper for a reason . . . . . .

TravelTess Jun 28th, 2006 07:56 PM

janisj - The town of Paradise is beautiful and there's no way it is affordable for Kathudson. She ought to move to Clovis with Syrahgirl. Then the two of them can Google up all the sweet dreams they desire.

janisj Jun 28th, 2006 08:21 PM

I know about Paradise - was just a play on words . . . .

clovis would be good ;)

YoungExplorer Jun 29th, 2006 05:39 AM

janisj: Nope ((n)) was to you not the towns mentioned

TravelTess Jun 29th, 2006 08:23 AM

janisJ - and a brilliant play on words it was (which I realized but had to add the comment in case Kathudson was going to throw a dart up there, too).

mykidssherpa Jun 29th, 2006 09:37 AM

My prediction - she is going to ask about San Diego and Carlsbad in the near future.

TravelTess Jun 29th, 2006 09:46 AM

I want to see her throw a dart here on my home turf...Carmel/Pebble Beach.

J_Correa Jun 29th, 2006 09:52 AM

Mmmmmm - one of my lotto fantasies is to buy one of those great houses in Pacific Grove overlooking the water :)

YoungExplorer Jun 29th, 2006 10:46 PM

Some honest opinions people for kathudson! I need your advise as well!
