Can anyone tell me what accounts for the difference in home prices in these two places? What is it about Isle of Palms that makes it more 'exclusive' in terms of real estate? Thank-you.

It's on a barrier island. There's ocean front property there.

The Cooper River, the Wando River, the marshes, the ICW. Anything with a nice view will cost big bucks.

Mt Pleasant is not exactly a beach town but it is next to beach towns. There is plenty of water front in Mt P (as suewoo pointed out) but not "beach on the Atlantic Ocean" like Isle of Palms (or Sullivan's Island).

ok. Thanks for the information. It helps. How far from Mt Pleasant to the beaches of Isle of Palms? Is there a particular area in Mt Pleasant that would afford good and quick access to the Atlantic Ocean beaches as well as to the city of Charleston? Thanks!

If you take a look at a Charleston area map, you will see that Mt. Pleasant, Isle of Palms, and Sullivan's Island are all east of the Cooper River from downtown Charleston. Isle of Palms and Sullivan's Island are then across the ICW and marshes from Mt. Pleasant. Mt. Pleasant is the middle ground. It doesn't have any beaches, but it is bordered by the rivers and marshes. Depending on what part of Mt. Pleasant you are in, you could be in downtown Charleston in 10-15 minutes or on the beach in 10-20 minutes.

I agree with Betsy. It will be clear to you if you look at a map. I lived in Old Mt P, about a mile from the ocean at Sullivan's.

No. The beaches are oceanfront. The harbor is busy with ships. And yes, it's all about location.

I just remembered. There's a little beach at the resort over at patriot's Point. If I remember correctly there are some little beach houses connected to the resort right on it.

Sue, what about south of Charleston along the mainland side? There was a question here a while ago with a wedding that was going on down that way. I, of course, know nothing about that area, but was interested when I looked at a map of it. It may be too marshy--even for SC waterfront!! LOL Have I got a lot for you type thing!! LOL

No, it's all harbor. Waterfront Park is on that side so maybe that wedding was there.

There is an island at the mouth of Shem Creek where pelicans nest. You can get there by boat but it's pretty stinky!
