How to Sell a TimeShare??

Hi - we have a timeshare and would like to sell it. Does anyone on this board have experience doing this? Tips, hints...is it easy, hard, be ready to take a huge loss, etc? Thanks

Without knowing more details about YOUR timeshare (location, age, week, size, condition, maintenance fees, etc.) it's hard to give you a definitive answer. Some timeshares that are in high demand areas sell at cost or maybe even at a profit. Others are like albatrosses hanging around your neck - they are virtually impossible to sell. The majority fall somewhere in the middle - they can be sold if you are patient and willing to take a loss.

Some people sell their timeshares back to the developer, some use a real estate or timeshare broker to help sell the property and still others sell it privately or on E-Bay. The point is, there's no set way. What works for one doesn't necessarily work for another.

If you do a google search using such topics as "selling a timeshare", "how to sell a time share" or "timeshare resales" you'll find hundreds upon hundreds of links that will tell you everything you could ever want to know.

You also be wise to check on what resales of your particular timeshare are currently selling for on the open market.

we have two weeks in a 2 bedroom lockoff (so it can be split into 4 weeks as a one bedroom) at vistana villages in Orlando. we also have the option to convert the weeks into hotel points with starwood which can cover up to 2 weeks for one room in some of their properties. the weeks are floating - high season weeks 1-52.

It seems, from my admittedly limited experience, that one needs to expect to take a loss. From what I have seen, even owning a one of a kind timeshare---oceanfront property in an area of limited units--the demand for resales is not strong. A huge property like Vistana, in an area of hundreds of other time share developments is even more likely to need to be sold at a bargain price. There are message boards that deal with timeshare issues. Try googling and good luck.

what I've found is that most agencies are just listers of the properties; you pay them an upfront fee and they 'market' your property but that means just a simple listing - no real marketing per se. Just wondered if anyone on the board had sold one recently. I expect a loss - but will factor in the times we've used it or used the hotel points and see if we can at least break even!

Try tug. It is really the best place to sell. Those "marketing services" are a joke and they just take your money...

suze,
I'll tell you, there's a lot to know about this stuff. Even though I've been a memeber of tug for a few years now, I still feel like a virgin . Well, when it comes to timeshare, anyways.

But one thing I do know and we did is to always buy resale--never pay full price. (That's part of my religious training as well, I guess.)

cmeyer,
good luck, but one thing you may want to consider is keeping it and depositing it with II or RCI (or another company--tug will help you here as well) and using it for travel. We use ours in Europe all the time, and even though it's not always easy to get what we want (for example, Venice is impossible I think), we've had some very nice places that have made it worth it for us (such as Marbella, Spain; Mallorca, Spain; Mougins, France, etc.) But again, these aren't easy to come by.
