I've been renting houses for years on Nantucket, and have never really complained about anything. If I thought the property wasn't worth it, I'd just rent elsewhere the following year.

Let me ask you this Cheri, how is the house advertised? Is it advertised as being a luxury home in pristine condition and are you charging top dollar? That may be where the complaint comes in. If the house is billed as top of the line and the renters are paying likewise, they might be peeved with a "filthy" bat mat. Just a thought.

Since you posted your original post twice and both have received lots of comments, but this one seems to have taken over, I'm reposting my question from yesterday on the other thread. I'm still curious how the place is advertised regarding AC.

"Regarding the issue of the air conditioning, I'm still curious what your website says. Does it say "air conditioning" or does it clearly say something like "one of the two bedrooms has an air conditioner"? If it wasn't as clear as the second, then I'd think the renters had the right to complain about renting a place that was advertised as air conditioned and found it not to be so. I'd be upset too. To me this is no different than arriving at a place that says "grocery just around the corner" and find the nearest grocery to be two miles away. That's false advertising in my book. And like these people who "managed" without the AC (the kid who says he did sleep fine), the point still is they have a right to complain about your not being honest in your description."

Good point Patrick. If I read that a house is air conditioned, I assume central AC, not a couple of window units.

Maybe Cheri can give us a link to her site? That would be a better way to judge whether the renters had a case.
