Theoxenia on Santorini
 
Anyone stayed here? Looks interesting. (in Sept.) Also thinking of Heliotopos...anyone stayed there?

I read on one forum or another (Trip advisor?) that while nice, Theoxenia has NO caldera view, if that's what you are looking for. I can't swear to it, but hunt around -- why not ask Brotherleelove, he knows ALL about caldera-view hotels.

Interesting, since I had read that the rooms at the top have a caldera view? How do I contact brotherleelove firectly on this site?

View-wise, Theoxenia's rooms are mixed. It's situated on the inland side of "Gold Street," the main promenade in the heart of Fira overlooking the cliff, so it's location is slightly compromised in terms of view access. Check here for some reviews:

Do you have any other suggestions for beautiful view with terrace for about 200-250 euro?? We are staying 3 nights.

You'll have to check their websites for current pricing for September, but have a look at Scirocco Apartments, Hotel Kavalari, Enigma Apartments, Aigialos Villas, Tzekos Villas, Athina Repose Suites, Villa Ilias and Loucas Hotel.

We stayed at Theoxenia on Santorini for 3 nights few weeks ago. I have yet to write about our trip, however, I must say this hotel was a great suprise. I had checked the Trip Advisor and this site to reserach it. I booked on line with them five months before our trip and asked for a room with the view, the owner e-mailed me back and wrote he will give me extra discount for booking so much in advance and if I pay cash, I will get additional 5% discount. On his confirmation it stated a double superior room with the caldera view.The hotel is located in the center of Fira ( very very nice location) Everything seemed better than we expected. Their breakfast is simply the best I have ever had in any hotel. They bring it to your room at the time you request the night before. Just make sure you take a copy of your confirmation with you. The owner wasn't there when we were there so the gentelman took us to a room which had a view but from the balcony next to our room and I insisted that I booked a room with the view from the room then he changed it. I will definetly stay in this hotel again.BTW, we were in our room when the Greece ship was sinking, it was very sad to watch but it was right in front of us . Enjoy your trip.

Our room was #6 with two windows opening to the view in fron of us and a window/door on the left side which would open to the terrace that you would share with two more rooms on the top floor. One floor down, there seem to be five rooms with their own small balcony infront facing the view but I am not sure how the view would be from inside their rooms. The location , view from room #6 and their breakfast was great. Again make sure you have a copy of your confirmation and clear as to if your room is standard or superior. The two rooms sharing the balcony with us would have only have the view from the balcony not so much from their rooms but we had complete view. One more nice thing about this hotel which my husband loved was the free unlimited internet access in the room.

I cannot say enough good things about this hotel and its amazing staff, Efi, George, Alma and Antonis. I’ve read through the other reviews and saw some comments that were negative, and I can honestly attest to the fact that we were 100% satisfied in every way. To help you know our perspective, we travel for business and stay for months at a time at Sheratons, Marriotts and similar hotels. We both feel this hotel is on par with those types of hotels. The linens were soft, the bed was ample sized and very comfortable, the bathroom was up to date, and it is very evident that the staff and management take great pride in keeping this hotel meticulously clean. There were mornings I would make our bed because I wanted to lighten the load for Alma, the housekeeper. Well, she’d still come in, change the linens and make the bed—and I have to tell you, there was a HUGE difference between the way I made it and she made it. I really was trying my best but didn’t meet Alma’s standards! Although we felt the hotel was in perfect condition, Antonis was always hard at work to stay on top of the daily maintenance. Efe and George are on the front desk and each is extremely knowledgeable about things to do and places to go. Efi checked us in, answered our questions about what was close by and was astute enough to recognize my husband’s anxiousness to get out and see the sights, so instead of giving us all the details, cut it to “need to know” ones which was perfect for us! Whenever we had additional questions, either George or Efi would give us the information we needed to be on our way. Both are very professional, personable and helpful. The staff at this hotel is so wonderful, we feel they are good friends and look forward to our return visit to see them again.
The room was exactly as described, and I wanted to include pictures so you can see for yourself but am having a hard time doing that on Trip Advisor . I’ll keep working on it! Other reviewers mentioned asking for either Room 8 or 9 to have a view of the ocean and volcano from your room, so we requested and got Room 8, which had spectacular views. There’s the breakfast preparation room between Rooms 8 and 9, so it’s exceptionally quiet with no neighbors next door. The rooms are well insulated and we never heard any sound from the street below. Please do know, if you are in one of the rooms that don’t have a view of the ocean, there’s a HUGE ocean view patio for everyone’s enjoyment with tables, chairs and a small hanging swing. Other guests definitely enjoyed their breakfasts on that patio during our stay.
There is a sister hotel with a pool a short distance away. It’s beautiful and a good additional benefit if that’s something that interests you. Although beautiful, we prefer staying at this hotel because of the warmth of the staff, and the views.
Please do understand, you do need to walk to this hotel, and just about every hotel in this area. We had the hotel arrange for us to be picked up at the airport and the van driver offered to bring our bags to the hotel for us. I packed light because other Trip Advisors had warned about having to walk so we had no difficulty at all. This hotel is on the “top tier” of access points. Be aware that if you stay at a hotel at a lower “tier”, you will be walking down steps or along paths to get to them. There are steps and cobble stone paths throughout, but they are manageable and add to the beauty of Fira. So wear comfortable shoes/sandals and leave your heels at home! And if you stay at the Theoxenia Hotel, there’s a well-stocked, reasonably priced market two blocks away and so many restaurants and taverns even closer that you will never have time to visit them all even if you stay a month!
