Really need help fast...Rome hotel or B&B

I am having great difficulty finding a place to stay for 1 night in Rome, under $250,convenient & with smoking allowed. I have the following options at this time:
1/ 207 Comfort Inn. Located on Vialle Giulio Cesare. The location & price is right. (Except that I have heard there is a lot of street noise) Problem is I cannot find a direct hotel contact on the internet & I would need to book through an online UK agency never heard of before "Inns of Italy". I'm also a bit sceptible due to the fact that no other well-know website such as Venere or Expedia shows availability.
2/ Best Western Hotel Spring House-on Via Mocengo. It's a bit more than I want to spend but conveniet.
3/ Borgo Pio 2000.
Anyone have experience with any of the above? Any suggestions for good websites I can trust for reservations?

Try the Nicholas Bed and Breakfast on Via Cavour - well rated and good price.

Tried Nicolas. Highly recommended but it's a non smoking hotel.
We will be in for 1 night..May 21, 2008.
Just came across another option...
B&B Residenza Vaticana.
Anyone have info on this place?

Hotel Des Artistes. Great smoking on the roof.

Fellini B&B. Close to Trevi Fountain and while they are non-smoking, they have a nice terrace where you can smoke.

re: 207 Comfort Inn - it's one floor in a building, renovated and reopened in 2006. Listed on Booking.com also, which is a reputable site.
