Please help with Paris apartment location

5 Rue des Lyonnais vs. 10 Place des Vosges vs. Rue Chapon (near Marais)

Finalizing our apartment rental for an 8-day family trip in early July to Paris. I have to decide soon since it's high season and there aren't a lot of apartments with aircon. We are travelling with our 2 teens and would like your opinion on which area would be safest, liveliest and fun for teens? All three apartments are great, in our budget and have very similar amenities so it really comes down to location. FYI, we are arriving and leaving via Eurostar/Thalys.

Comparing the three options, which one is better served by bus? We don't want to take the Metro as much if bus is more convenient. I've read that Metro has too many steps and will be too stuffy in the summer (my son has amplified pain syndrome and is sensitive to heat).

Where would you stay? Kindly advise pros and cons of each. Thank you all in advance for your time and input!
