I stayed there twice, once in 1991 and again in 1993. The location is very good, just a short walk from the Piazza San Marco. There is a vaporetto stop in front of the hotel. The rooms were not nice, scaly walls, poor furnishings. If you hit it at acqua alta, the lower floor will be under a couple of inches of water. I have since walked by there and it appeared that it was being renovated, so perhaps things are better now. The concierge showed me where to include the tip on the credit card bill though I had not asked one thing of him. I would stay elsewhere given a choice, but it is not the worst place I have stayed in Venice. That was the Caveletto y Doges. I now stay at the Kette, but it is probably booked. Good luck.
