I am booking the QUAI apartment then. I really love the location and view. Also a separate bedroom. Only drawback: 4th floor with no elevator but I guess we can do away with it.

I am back from the trip and paris apartment at 4th floor was worth the effort. But it was a small apartment , I have not stayed at other apartments in paris , so it might be the regular size but compared to rome it was much much smaller, but view was amazing.
Location was excellent , just walking from 3 metro/rer stations and very close to supermarkets , notredam, hotel de ville, latin quarter and rue di rivoli.
Apartment had everything and thierry was helpful in everything.
Only drawback a small bedroom , but enough for 2 people.
