The apartment looks great, the location and price also super.
All reviews from previous guests are very good.

There was one comment about narrow steep steps to reach the apartment. Will this be a problem for you?
If not I would take the apartment.

I gather you don't mind street noise? Looks kind of dark, with those windows up high. And we like both sides of the bed to have a reading lamp. Can't quite tell from the photo.

I'm a me..and 1 lamp is sufficient because I can't fall asleep with a bit of a read first.

I don't have problems with stairs. It is a pedestrian street. Car's don't bother me ... but those Vespa's do...
can they be on pedestrian streets?

I love to cook "in"...that kitchen is what sold me. To the Salaya market each day...have a great lunch somewhere recommended...and cook in. I am usually asleep by 9...and naturally up at 5 or so...

Noise may be pedestrian noise, but not traffic.
We rented apt in Nice last summer for 3 weeks. We had an incredible apartment, but noise of buses was an issue during the day. At night, the noise to worry about is the drunks that party til 3 or 4 am. Maybe not as much when it's not summer.
Friends came while we were there, and stayed in the area you're staying. There was construction that was extremely loud, and they complained to the agency, who gave them a price reduction. Wouldn't hurt to ask if there's construction, but a lot can change in 3 months.
We loved our stay. The market is fantastic and we found lots of nice restaurants. For a very reasonable meal, try Rossitisserie, it's in your neighborhood. Only open at night, they serve roasted chicken, roasted pork and I think beef. Comes with salad and incredible potatoes. Both chicken and pork were mouth-watering good. Very few tables, and one communal table. Glad to answer any questions

Mimar's comment hit a nerve. It IS dark, and with so many apartments with a wee balcony ... why should I settle?

So? As always there is a glut of available apartments.
There is a nice one in the Musiciens area..but they charge an additional 80 Euro's to clean! I think that is sort of a rip off.

Today I wrote the Adrian Leeds' group about one of their apartments in Nice...not in the old town but the Carre d'or.

Does it have a/c so you can block out the city noise, pedestrian noise in those tight old quarter? That would be most important to me unless you're going in winter when you'd close the windows.
Looks very dark too which I'd expect in that location.
I liked walking through Old Nice and dining there but preferred staying elsewhere.
Regardless of where you stay, eat dinner at Black Cat White Cat in Old Town.
