Opinions on these (budget) Florence VRBO Apartments

My husband and I will be spending one week in Florence in early December this year. This will be our first trip there (our only other Italian trip was one week in Rome). I'm trying to decide between these two apartments--one in San Niccolo and one right on the river to the west of the Historic Center. I understand that both are a bit of a walk from the center of the action.

I've read that San Niccolo is lively and full of character but I find the Vespucci apartment itself looks more appealing (particularly the bathroom) and I can see the appeal of being somewhere quiet at night.

We're mid-50s, love walking, art, architecture--not big into nightlife. I've read all the reviews for both apartments but since we've never been to Florence before I'm finding it hard to decide--I'd appreciate any input from people who are familiar with the two areas.

I prefer the location of the first one listed. It's closer to the city center and IMO a better area.

I also prefer the location of the first apartment.

I'd be very surprised if noise was a factor at the San Niccolo apartment. Its location is better for touring and we've always enjoyed the area and its peacefulness.

I can see your attraction to the Vespucci apartment (although the website shows a confusing number of bedrooms) but having stayed in that area, I'm not likely to return. I think the first-San Niccolo- would be best

Thanks everyone--I appreciate your opinions. I think you're just confirming what I already suspected.
