Need a Villa in Tuscany, near Florence/Sienna

My husband and I would like to rent a villa in Tuscany for 12-16 people (for my 40th birthday!). I would like to hear from Fodorites who have stayed in villas and can have first-hand knowledge (good or bad) of the location.

Here are the particulars. We are inviting 6 or 7 couples to join us for a week. It's is their job to get to OUR location. We're looking for the last full week of August.

Wish list:

Near Florence or Sienna

Beautiful views/comfortable rooms

bath for every room

staff to provide breakfast and possibly dinner for 14-16 people.

there will be no children attending. Age group 25-55

Pool would be nice

air conditioning a must

recommendations of van or mini-bus rental service

Any ideas on these items? Any place to stay AWAY from? I'd appreciate any information and comments.

You might try

We have stayed with them, both in mainland Italy and in Sicilia, a number of times and found their properties to be as advertised. You pay for the privilege of that level of service, but our other experience when we simply selected directly from the net and contracted with the owner was not nearly as successfuland stress-free.
