Looking for B&B options in Edinburgh near Waverly station-within 70 pounds
 
I will be visisting Edinburgh in September 2nd week, this year. I will stay there for four days and make day trips to the the highlands, etc. Looking for a good B&B opton within 70 pounds. It should be within 15-20 mins walking distance to Waverly station. The reason being that most of the day trips start from the sataion area.

Looking for suggestions please

This is a really good B&B in a fantastic location. The only drawback -- it is on the top two floors and there is no lift/elevator. But they will come down to street level to collect your bags.

If you can manage the stairs --it can't be beat

Meant to add --the single is pretty small but the location is so good, I'd still choose it over a lot of other areas.

Just across the street from Waverley station is the Royal British Hotel, claims to be 3 stars - £60 single. It's old, shabby, somewhat rundown, but I found it clean and reasonably comfortable. It gets a lot of negative reviews on TripAdvisor, but I suspect a lot of those are people who had too high expectations and/or equate shabby with dirty.

It doesn't meet your location specification, except that it is within a 15 minute bus ride to Waverly station -- B&B Ardgowan House at 1 Lady Road, £45 per night. Very good and a jovial keeper.

Good lunch at pub Robin's Nest a short walk away. Also try the brasserie bar at the Scotsman Hotel in town for an upscale lunch. Excellent. Deacon Brodie's pub is interesting. Maison Bleue restaurant on Victoria Street is good. I had excellent venison medallions. The Scots cook much better than the English. I do travel on my belly.

You can take bus 15 from York Place to Roslyn Chapel.
