I visited (but did not stay overnight at) Villa Cipressi last July. It's marvellous. Rooms run under $100 per night, B/B for two. There is no A/C. From the hotel, you can walk the entire length of Villa Monastero next door. Trains leave Milano Centrale about every two hours for Varenna (schedules and fares on the internet). In Varenna itself, I would also recommend the pricey four-star Hotel Du Lac (has A/C) and the tiny (eight room) three-star Hotel Milano, with prices similar to those of Hotel Villa Cipressi. All three properties are very charming and benefit much from their intimate atmosphere. Frommer's budget guide to Italy describes these hotels.
