Italy for 2 months

Considering traveling to Italy, perhaps next April and May. Have thought about renting an apartment for 2-3 weeks in different areas to have a stable home base while exploring different sections of the country.

Any suggestion about reliable rental agencies and perhaps towns to stay in which would be central to major sites and perhaps have good rail connections to access major cities where we wouldn't want to have to worry about driving a car?

Is any special paperwork required to stay in country that long?

Any suggestions and thoughts will be greatly appreciated.
