Does anyone have first hand experience staying at any of our choices??

It's your first month of posting.

Any particular reason that other hotels can't be recommended?

lol, yes. It's my first month of posting. How can you tell!!

I am up for other options. We want to be near the spanish steps and a hotel less than $350/night!

What time of year and how many people? A basic double room for a couple?

And the Spanish Steps are actually fairly tacky - covered with groups of young men hanging about for various purposes - although the streets at the bottom have some very high end shopping.

I appreciate that you at least provided a short list from which we can get an idea of what type of hotel you're looking for.

Of your list, I'm not familiar with Antica Roma's location and prefer the location of the Colonna Palace. But at 250 euros a night, you've got lots to choose from.

You might check the Albergo del Senato for your dates. It's in a great location.

We've stayed multiples times at the Hotel Fontanella Borghese which is at the opposite end of the Via Condotti from the Spanish Steps. I think it's in a terrific location for walking everywhere, and it has lower rates than the del Senato which appeals to my cheap side.

It will be in October for 2 adults. I actually would prefer a hotel like the St. Regis or the Portrait suites, but they are way out of my budget!

I'm open for ideas! We will be doing a lot of walking and I would like to be able to walk out of my hotel and have many dining and cafe options. We will only be there for four days and then we are off to Capri and Positano. The hotels there are much pricer so we are trying to be more budget friendly in Rome since we won't be spending too much time in the room.

Go on Booking.com and you will find many hotels for your price range with real person reviews along with the area suggestions.Personally, I would be staying more in Campo De Fiori,Piazza Navonna and the Pantheron areas-more in the centre area of Rome for ease of walking and being in the thick of things,taking the buses or even getting on the metro.Spanish Steps area is a shopping area with hordes of tourists and overpriced restaurants.
Most of us even in high season can get a 3 star hotel in a great location for no more than 150 euros so look around.
My daughter and I just stayed last June at Hotel Smeraldo in Campo De Fiori area and loved it-135 euros with breakfast,A/C,etc. It was in a "neighborhood" with grocery stores,shops,restaurants,etc. and only a block and a half from Piazza Navonna and taking the tram across the river to Trastevere.Check it out on Booking.com.
Whatever you do,always make sure that you have air conditioning in your hotel in Rome as the summers are hot and the shoulder months can get humid and warm also.

A good place to usually get recent multiple guest reviews is at tripadvisor.com

Often they will come-up in the 1st few hits on google "hotel xyz" rome or just search on the tripadvisor.com website.

Also if you click-on your 'name' it will take you to a page which tells when you joined and your posting history.

Example; If I had stayed at 1 of the 4 hotels you mentioned I would have done that to see if in another post you had mentioned say "My husband/wife and I are going to Rome in August" So a double room with good A/C.

But I had stayed in a single room in March so couldn't comment on the double rooms or the A/C only on the hotel in general.
