Help choosing hotel/B&B in Venice!

Help choosing hotel/B&B in Venice!

We will be ending a 2 week trip to Italy in October with 4 nights in Venice, and I am trying to decide on the right place to stay. After lots of research and having contacted multiple places regarding availability, I've narrowed it down to the following. Prices are all similar, so that's not a factor. Would love a place with charm, not in the midst of the tourist hordes, but easy to get about on foot and public transport, close to some non touristy but great local restaurants.

Locanda San Barnaba - suite with little balcony overlooking a side canal. Good reviews, great location, thought I wanted to stay in Dorsoduro, though after some more research other areas look good as well.

Corte 1321. Good reviews also, location seems great and convenient. No canal views, but we would have the studio apartment, which has a kitchen, which might be a big plus as it could be fun to buy food from the market and eat in occasionally. Also considered an apartment, but I think this might be the best of both worlds.

Al Ponte Mocenigo. Superior double room. Also looks great and gets good reviews, but not sure if it be better than either of the other 2?

Any other better options? Other places such as Corte 1321, which are hotels/B&B's which might also have an apartment type room or one with kitchen facilities? I did look at places such as La Calcina, Pensionne Accademia, but prices were somewhat more than we wanted to spend, unless any of those would be far preferable to my other choices.

Also considered Locanda Orseolo which is very popular, but I think we'd prefer to be less close to San Marco, and the only room they have available is a small standard double.

Since we'll have a 10 am flight leaving Venice, may need to consider ease of getting to the airport when we leave also - should be fairly easy from any of these?

You have 3 good options here--hard to go wrong.
I would be partial to kitchen facilities.

The Al Ponte Mocenigo is a lovely hotel, and just off the Campo S. Giacomo dell Orio, which would be a delightful place to stop and sit, have a drink, whatever, after dinner. It's also a short walk or vaporetto ride to Pze. Roma where you can catch the land bus to the aeroport. That would be my choice.

It's also far enough away from the Rialto/San Marco/Accademia triangle to be away from the crowds, and considering that October is the busiest month in Venice, that would be important to me that time of year.
