Eric Vokel Suites in Madrid and Barcelona

Eric Vokel Suites in Madrid and Barcelona
We are a family of 5 (2 adults and 3 kids) going to Spain for Christmas. We are looking into staying at the Eric Vokel Suites in Madrid and Barcelona. In Madrid, they are located in San Bernardo 61, next to the Malasena district. In Barcelona, they have 3 locations: 1) Gran Via de les Corts Catalanes in Eixample Esquerra neighborhood, 2) in the historic Eixample dret area, in Grassot Street 4, next to the intersection of Rosselló Street, 3) in the historic Eixample dret area, in Industria Street 165. Have you stayed there? What's your opinion? Which location in Barcelona would be better?

None of the 3 Barcelona locations would probably considered a AAA location.
Most probably prefer a greater proximity to Pl. Catalunya, or 1-2 blocks left and right of Ramblas de Catalunya/ Passeig de Gracia, or in the more historic Born district.
The Industria location is quite nice as it is close to the pedestrian zone of Av Gaudi which connects Sagrada Famila and Hospital Sant Pau. Though C/ Industria has a bit of traffic.
The Gran Via suites are probably the noisiest if they face the street as that is one of the major thoroughfares of the city. If the apartment is facing the backyard then it should be the most central location -- but only compared to the other two, not in general. You can walk from there to the center of town in 15 minutes, or take the subway for 2 stops.
In all locations you will rely on public transport (which is good in BCN) to get to most any of the sights and hotspots for dining, shopping or bars.
