Comments on these VRBO rentals in the 6th arr.?

Comments on these VRBO rentals in the 6th arr.?
We've been scouring hotels and apartment rentals in the 6th arr. to find the place just right for myself, my mother, and my 9-year old daughter. Our trip will be in Nov. for 5 nights. Can anyone comment on the following apartments that we found on VRBO? Clearly we are Paris novices.

I like the first one very much. It says that the nightly rate is 140 euros; weekly rate of 950 euros. I like the size of the apartment, the 4th floor height, the furnishings, and the location.
The second one is priced at 950 euros for 5 nights and is considerably smaller. The reviews are excellent, though.
The third one, while so very attractive, is smaller yet at 35 sq. meters. Also, I didn't see any living room nor did I read of one. The only seating area I saw was the little table and chairs. So, I would cross that off the list.

I like the first one and would pay the extra so that you aren't constantly tripping over each other.
The second one is ok.
The third one describes itself as a studio. I think you'll have trouble finding enough space to unpack and store luggage. I also couldn't see if it said what floor and if there was a lift.

Thanks so much for helping me think these through.
The 2nd apartment claims to be 800E during the dates we are visiting - I'm waiting for someone to get back to me on the actual price. At 525 sq ft, I think it would still be plenty large enough, particularly when I think about how small a hotel room would be for the 3 of us!
I think it will end up being between www.vrbo.com/195005 and www.vrbo.com/359685. I'm also going to double check vacationsinparis but nothing in the 5th or 6th arr. screamed out that this is the place.

With regard to a washing machine, I have found that the washing machine cycles are very, very long compared to what is customary in the U.S. For those that we've used in Italy and France, the cycle is often more than an hour - close to an hour and a half. So, if you plan to use the washing machine, I recommend that you ask about shorter cycles.

I am looking around myself for an apartment in the 6th and was interested in the ones

if you had seen other reviews anywhere.It has been listed for a few years and
thought it odd that there is only one review on the site.I rented an apartment last year that had one of those washer/dryer combos and the first time I used it the clothes came out as if they had been 'baked'. I was there for a month so got used to it but it must use a lot of electricity as it takes a long time to go through the cycles.
I hope you have a wonderful time in Paris and also hope you will report back on your apartment.

I like the first 2 very much, after looking at the first one, I thought, why look further? I wouldn't consider the last one, I don't like that location, it is full of tourists and noisy, but it also very small for 3 people, why are you even considering that if you have the other ones to choose from? I just don't see why you'd choose it, when the first one has 2 bedrooms, for example.
The only issues I'd have is that I think the 2nd is in a more convenient location than the 1st, although both are ok (I wouldn't want to be on that quai myself, rather than more towards bd St Germain). However, the 2nd said not suitable for children, right? I think that's a hint they don't want them and you probably won't get it if you inquire and tell them you have a 9 yr old child. They probably just don't want children in their apartment, thinking kids mess things up more and are noisy, because I see no other obvious reason (such as dangerous things).
However, I just read one review that clearly said they had a 10 year old child, and another with 2 teens, I think, so maybe the owner just doesn't want younger children, who knows. I do like its location a bit better than the 1st, but think the 1st apt is a bit nicer.
