looks like the 20% promotion is valid for travel dates only until January 31st. So are travel dates are after that period.
Do you know if these promotions happen often, maybe if I wait a promotion offer will cover my dates of travel?

YES - good catch! Sorry to mislead you there.
Hard to say about future promos. If your back-up plan is a regularly-priced rail pass, there are no consequences to waiting it out to see if another promotion comes along.
But you don't need a 7-day pass at the regular price, and you really don't need to wait out a sale. I'd suggest a 4-day twin flexi pass at the regular price of $308 for two, to be used for trips 2-5 above. Then buy regular tickets for your airport transport. For the other 2 train trips... Mainz to FRA airport is only €4.65 each (buy a "RMV" fare at a ticket machine at the Mainz station.) Don't know which airport you're landing at in Berlin but it shouldn't cost you much more than that for your airport transfer in Berlin.
You do not need seat reservations to ride the German trains, btw, like you do in some countries.
Take note: There is a station in Mainz called "Mainz Römisches Theater" that you can walk to from the Hyatt. It's one stop closer to FRA airport than the main station. There's an unearthed Roman Theater on the rear set of tracks that gives the station its name.
