You're welcome, I kind of have a lot of that info written down from my own research and travels, so I know apt. rental agencies fairly well. I guess I was sort of curious how easy it would be to find a rental apt. with AC, so tried some sleuthing.

I thought maybe the couch wouldn't work, I hate those myself, but it might be okay for very little kids. If the price you are finding is $250-300 for both the rooms (adjoining) in hotels, that doesn't surprise me -- I think that is the norm in that area, because it's basically the price of two doubles and that's pretty normal in that area ($125-150 each). If you are finding $250-300 PER ROOM for each of two rooms, then I think that's way too high.

I think it's going to be very very difficult to find something with AC for all four of you for less than $250 a night, apt. or hotel. especially in those central areas (FYI St Germain is one of the more expensive areas in Paris for hotels). I think a lot of ST rental apts are that rate or higher for 2 bedrooms, even without AC. For example, the residence hotel Henri IV in the 5th has an apt. for four that is 213 euro per night, but it doesn't have AC.
