The next morning I turn on the shower and wait for the water to heat up. and wait ....and wait. I finally took the world's quickest shower, one part at a time for fear of risking hypothermia. I thought, well it's an old building and the other guests had already used up the morning's hot water supply (the shower worked fine the day before). That night, around 8pm, we were told they were working on the hot water heater - it was never fixed during our stay. The last complaint also echoes some others here. when my husband went to pay the bill, they wanted cash - no credit cards. My husband strongly refused to pay cash and suddenly credit cards were okay.

Oh yes, almost every time we returned to the rooms, both were unlocked. However, none of our things were disturbed, and you needed several keys to get into the hotel itself. All in all, even with the problems mentioned, I would stay here again. We weren't in the room very much (got in around 10:30 or 11pm, out around 10 am), it was comfortable and very reasonable.

Back from a trip two weeks ago during which we stayed at the San P. for three nights. We had room #5, which was spacious and clean and had air conditioning and a moderate amount of charm. The room was quiet, and we all slept well. Breakfast was fine. The location of this hotel is excellent and we had a lovely visit in Rome. I had no concerns about the cleanliness. From this standpoint, I would certainly stay there again.
That said, in the interest of honesty, I should say also that the staff was minimally helpful and a little light on host-like qualities. I am not going to go into detail here, but we did have a less than pleasant exchange with Florio, whose behavior was not professional, to say the least. He seems like a moody and unpredictable individual, and there was nothing charmingly quaint about it.
But--the place itself is a great deal.
