** Your pick where to stay in Tuscany and what to see *
Have you been to Tuscany? This Aug. my husband, I and our two kids, 15 + 12 will start our trip first in Venice and go south to Rome then back up through Tusacany as we arrive/depart from Milan.
I am thinking of staying in Tuscan town of San Gimignano as a base to see this area, or any other suggestion given. Do you know of good hotel in E.125 or so, price range?
We plan on seeing Pisa (Seina, Perugia/Assisi will be day before) and other areas of Tuscany. I welcome suggestions on where to go. Seek interesting areas.

Would you have a car?
How do you travel? Changing hotel every day or taking a base somewhere for 3-4 nights?
August is THE hot month in Italy. For the kids I would suggest a moment of seaside, or B&B's with a swimming pool.

Thank you, Gard and baldrick. Gard, you are amazing with such a lovely trip report that goes on and on!!! I would like to read it soon. Baldrick, yes, we will have a car and swimming pool at B&B sounds great!
With the three days we plan for Tuscany, we are open to one location or two at most.This trip has 3 day stays in it,Venice,Rome,Tuscany & Milan,(not in this order)with one day in Gaeta area to see cousins. I would think one or two hotels at MOST for Tuscany. We arrive from Rome and after Tuscany go to Lake Como and then Milan.
Can anyone suggest a nice B&B with pool?

Agreed - Siena or Perugia or Assisi.
Pisa can be done in a morning or afternoon, easy to do in combination with Lucca (a further 20 minutes on, but leaving you with a 2+ hour journey back to SG)
Other places to consider include Montalcino, Montepulchiano or Pienza

And why not, as I could understand your needs, in Bagno Vignoni, in the gorgeous Val d'Orcia, ALBERGO LE TERME ?

My favorite is La Volpaia, run by a pair of wonderful people. It's close to San Gimignano, Siena, etc, and Sylvia has horses if the kids are into that. They cook fabulous meals every night, which are included in the price, along with wine and apertifs (?)

Coming up from Rome, I would stay one night around Assisi/Perugia and two nights by San Giminano. One day seeing Pisa and Lucca, 1 1/2 hour to and from -- Google has you go thru Volterra (which is pretty)but the drive is longer. It's quickest to go up 429. Your second day you could see Siena and other pretty Tuscan towns.
A second option would be Assisi/Perugia for a nite and then two nights around Siena. Travel to Como via Pisa.....after Pisa you go north on A12 to Parma via A15. It would make a long day but you would see beautiful country.
